Buying

As soon as you are thinking about purchasing a home you need to partner with two professionals. The first is a real estate agent and the second is a mortgage lender. It is so important to choose wisely. You need to have an agent that will educate you on how to properly look at a home. It is vital that your agent has experience negotiating and can help you navigate this competitive market. It is so important that you partner with your lender and get your pre-approval taken care of before we start looking. There is nothing worse than falling in love with a house and not having your financing figured out.

Once you are actively looking it is important to be critical of the houses you view with your agent. Here is a list of the places I suggest paying special attention to driveway, roof, foundation, plumbing, electrical panel, windows, and HVAC.

The clients that I work with that have the best experiences always have one thing in common: They over-communicate their wants, needs, and expectations with me. This makes such a difference. I can’t stress the importance of partnering with your lender and agent.

Selling

My number one selling tip is: Do not start a bunch of home projects or renovations with our consulting a Realtor. We can help you decide if those renovations are going to add value. There is nothing worse than going on a listing appointment and having clients tell you about all the money they spent on projects. Only to tell them those projects have not increased the value of their home.
